Here we see the legendary dip in sales activity in 2008 through 2011. Low prices created a surge in activity in 2011 and 2012. Since 2013, we’ve seen average of 65 to about 80 single family home sales per year. By July 2018, there had been 38 single family home sales and htere have been 42 so far this year, so we’re on track or just a little ahead of total single family home sales this year.

Average sold prices have slowly but steadily risen since 2012 and are back up to about what they were in 2006. Whether they’ll reach the legendary prices of 2007 is yet to be determined!

Like average sold prices, the average price per square foot in single family homes has steadily risen since 2012 and we are now back at about $370 per sq. ft., which is great news for sellers.
