Low home inventory in Elk Springs is similar to the rest of the local market - values continue to climb, due to limited options. Values since 2018 have more than doubled! The 8 listings currently for sale range from $1,499,000 to $3,125,000. Therefore, I suspect that average home prices in Elk Springs will continue to exceed $1.5 million and that we’ll start seeing more and more sales over $2 million, perhaps even over $3 million in the next couple of years.

Lot sales in Elk Springs have stayed consistently around 10 - 13 sales per year for the past 3 years, about one lot per month. Sales last year ranged from $255K to $365K. There has been a little uptick in lot activity this winter, with 5 out of 12 lots under contract. I believe this is due to the limited lot inventory Valley-wide for anything under $400K. Elk Springs provides a great value compared to others for sale on the Valley-floor and in Missouri Heights. Lot prices are still relatively high (currently an average of $325,000), but generally take about a year to sell.
